공동 계약자와의 갈등

안녕하세요룸메이트와의갈등때문에연락드립니다.


지금뉴욕에서2 Bedroom으로살고있고공동계약자로이름과룸메이트이름으로계약서가작성되어있습니다올해4월부터내년8월까지계약이돼있습니다문제는제가강아지알러지가있어서강아지털에반응하여얼굴전체에피부병이올라오는데본인의사장이No Pet Co-Op에서몰래강아지를키우다가걸려서신고가들어왔고어쩔수없이본인이계속대려와서케어를해야한다고했습니다. 8월달부터매일대려왔고제가너무힘들어서문제로몇번얘기를하다가갈등이시작되었습니다이유는사장이저에게어떠한Excuse없이정확히언제까지강아지를대려오겠다는것도없고강아지는원래Office에서키우는강아지로사무실에나두어도괜찮은데본인이걱정된다는이유로저의상황은고려하지않은채하루도빠짐없이주말까지강아지를거실에풀어놓았습니다그러나문제로본인이상처를받았고마음이상했다고하면서동생이1222일부터216(8겨울방학으로방에지낼예정인데그걸로문제를삼기시작했습니다처음에메일로구글에검색하니일반적으로렌트비의20-35%룸메이트한테보상한다고나와있다고그걸저한테청구하더라구요물론저도동생때문에당연히룸메이트가불편하니원하시는만큼의보상을기꺼이드릴생각이있었습니다만나서강아지의보상은괜찮으니동생이동안500불만보상해도되겠냐고물어보았고알겠다고합의하였습니다사실인터넷에검색하면그런보상도거실에오랫동안숙박하는사람(Couch-crasher) 또는방에서오랫동안연인이생활할때다른연인이그연인한테보상하는그런경우인데저는제가계약한집에충분히가족이머물수있다고생각합니다그러나다음날메일로계약서에적혀있는조항을보내면서저를내쫓을있다고협박을하기시작했습니다

바로19조항에있는Primary Residence 조항인데요,

19. Primary Residence: It is understood that the apartment may be used as a primary residence by the tenant and members of his/her immediate family who had been living together as the term of the lease. It is further understood that this lease is not intended to be for the benefit of any specific person and can be terminated by the Owner at the expiration of any lease term.

제가이해한바로는, tenanttenant직계가족이아닌특정인물이이득을취하려고할때계약을끝낼있다이런의미로해석하였는데동생이와서지내는거랑무슨관련이있는지없었습니다

그래서저는1. 정확히조항으로계약을종료시키고저를내쫓을있는지2. 보통가족이제가계약한집에머무는데공동계약자에게어떤보상을해야하는법이나정책이있는건지궁금합니다.
